Thinking of about buying a house in Hawaii? The following are some helpful tips to consider:

Tip 1

If you are planning on obtaining a mortgage to buy your house in Hawaii, then even before you start your home search or speak to a lender, you may want to first pull a copy of your credit report from all three major credit bureaus to make sure there are no errors.   If there are errors, you will need to write to the credit bureau explaining the error and provide them with any other documentation necessary in order to have the item deleted from your credit report. 


Tip 2

Once you are satisfied that your credit report is correct, and all incorrect or negative items that are able to be removed have been deleted, then you will want to get prequalified for a loan with a lender.   You may want to work with a mortgage broker who can shop around with several lenders to find you the best loan and rate.

The mortgage broker or lender will check your credit to determine your credit score and payment history. Your interest rate will be affected by your credit score.  The higher your credit score, the lower your interest rate will be.  Ask the lender to issue you a prequal letter so that when you do find a house to buy in Hawaii, you can present that letter with your offer.

Tip 3

Educate yourself regarding the Hawaiian real estate market so that when you make an offer you are aware of the market conditions and what homes are currently selling for. There are several ways to do this.  The Internet is a great resource for finding a home to buy in Hawaii and learning about the home sales prices in the area.  In fact according to the National Association of Realtors, most buyers start their home buying search by using the Internet.   This is a very convenient way to search at your own time and pace in the comfort of your home. Then when you find a house you are interested in, you can contact the Realtor and ask for an appointment, or if you have selected a Realtor to work with, have your Realtor make the appointment. You save a lot of time by narrowing your search and not looking at properties you are not interested in or cannot afford.  Your Realtor will be happy also as Realtor’s don’t like wasting their time as well.

Another good source of finding a house to buy is the newspaper.  Check the local Sunday real estate ads.  Most of the major real estate companies advertise their listings in the newspaper as well as the Internet.  You can get an idea of which brokerage companies sell the most properties in the area and the listing prices of the homes.

Tip 4

Work with a knowledgeable and experienced Hawaiian Realtor to help you find and buy your Hawaii property.  Get a referral from a friend or family member that has had a good experience with a local Realtor or check local Realtor’s websites. 

Tip 5

Drive the area that you are interested in and look for houses that are for sale.  Sometimes there will be open houses that you may want to check out to see what homes are selling for, and it is also a good way to meet a local Realtor that works the area where you want to buy your house.  Other properties may have a flyer box with information, and you can call the Realtor to find about more information about the property and make an appointment to view it.


Tip 6

When you are negotiating the offer, keep in mind that both parties need to walk away feeling like they each won something.  Sometimes terms may be more important than price so keep that in mind and try and get as much information regarding the seller’s motivations for selling their home so you can factor that into the negotiations. Your Realtor can help you with the negotiating strategy.  Be sure to negotiate contingency periods for inspections and loans.

Tip 7

Once you are successful negotiating your purchase, you will want to have a home inspection during your physical inspection contingency period. A licensed home inspector can give you a written report about the condition of the home to make sure you are aware of any issues that might affect and influence your decision to buy the home.  If there are any major repairs, you may want to ask the seller for a reduction in the purchase price or ask the seller to fix the items.  In any event, at least you will know the condition of the home you are buying and whether it is the right house for you.
